    Easter Agreement Brings Golden Opportunity: 6% VAT for Demolition and Reconstruction Becomes Permanent

    In April 2025, the federal government took a significant step towards promoting sustainable and affordable housing. Starting July 1, 2025, the reduced VAT rate of 6% for demolition and reconstruction projects becomes permanent, offering substantial financial benefits for buyers of new homes.​

    What Does the Permanent 6% VAT Scheme Entail?

    Previously, the reduced VAT rate of 6% on demolition and reconstruction was only temporarily applicable. With the new regulation, this rate becomes permanent, allowing buyers of new homes to benefit from a significantly lower VAT, provided certain conditions are met.​

    Conditions for the 6% VAT Rate

    To benefit from the reduced VAT rate of 6%, the following conditions must be fulfilled:

    • Sole and Primary Residence: The home must be the buyer’s only and primary residence. Properties held in co-ownership, bare ownership, or usufruct through inheritance are excluded.​

    • Maximum Habitable Area: The habitable area of the home must not exceed 175 m².​

    • Domicile Requirement: The buyer must establish their domicile in the home.​

    • Long-Term Rental: Homes rented for at least 15 years to individuals who establish their main residence there may also benefit from the reduced VAT rate under certain conditions.​

    • Purchase by Natural Persons: The reduced VAT rate applies to purchases by natural persons. Purchases through companies are not eligible.​
