A practice built on collaboration and efficiency

What defines Architecten Vertongen is the combination of in-depth expertise and a highly structured approach.

“We work in specialised teams,” Eline explains. “Our urban planning team first analyses the context, regulations, and opportunities of a site. Once the direction has been established, our project architects and technical assistants take over and guide the project through to execution. This ensures consistency and efficiency throughout the entire process.”

Gaëlle adds: “We have consciously chosen to focus primarily on professional clients. Most of our clients are property developers, investors, or companies seeking long-term quality. Efficiency and client focus are central to our way of working. At Architecten Vertongen, sustainability is not treated as a separate theme but as a natural starting point.

Servaas explains:

“A design is only truly sustainable if it still demonstrates quality fifty years from now, both technically and aesthetically. That requires thoughtful material choices, but also flexibility within the structure itself. Buildings should be able to evolve alongside their occupants and changing uses. An office building that can be repurposed in the future, or a parking structure that can take on a different function, is what I would call genuinely sustainable.”

For him, sustainability extends far beyond energy performance.

“Energy consumption is only one aspect. We also need to think about water management, land use, mobility, and how we use space more intelligently. Flanders is densely built, which means we must carefully consider what happens both above and below ground.”

Eline agrees:

“Society is evolving rapidly. People live differently, move differently, and work differently. Architecture needs to embrace those changes while continuing to provide quality and a sense of calm. Finding that balance is something we strive for in every project.”

Valeria: a project defined by character and vision

That philosophy came to life in Valeria, the first collaborative project between Architecten Vertongen and Fenixco in Destelbergen.

Looking back, Eline recalls:

“From the very beginning, the partnership with Fenixco felt natural. There was a clear vision regarding quality, finishing standards, and energy efficiency. Heat pumps and advanced ventilation systems may seem commonplace today, but when we started Valeria, they were still relatively progressive. At the same time, we were given the freedom to explore new materials and techniques within a clearly defined framework.”

According to her, the collaboration was exceptionally smooth.

“Fenixco knows exactly what it wants, yet remains open to ideas and innovation. Decisions are made from the perspective of the end user, not from a spreadsheet. That makes all the difference.”

Servaas adds:

“Many developers focus on maximising every square metre. Fenixco focuses on achieving the right balance between quality and context. Valeria is a perfect example. We could easily have created more units, but there was a deliberate decision to prioritise space and living comfort. With an average apartment size of 114 square metres, these homes offer the feeling of a family house while retaining the convenience of apartment living.”

The result is a composition of two volumes that read more like contemporary villas than traditional apartment buildings.

“That scale was essential,” Servaas explains. “We wanted the project to complement its surroundings rather than dominate them. The architecture is rooted in traditional forms, but executed with refined detailing. The result is timeless architecture that does not seek attention, but simply feels right.”

The market responded positively.

“The apartments attracted people who consciously wanted to remain in Destelbergen,” says Eline. “People looking for comfort while staying connected to the community they know and value. That was exactly our intention.”

From valuable experience to the next chapter

For Architecten Vertongen, Valeria represented more than a successful project; it became an important milestone in the firm’s evolution.

“It was a turning point,” says Servaas. “At the time, we were still in a growth phase as a practice. The project demonstrated that our approach could successfully scale to larger developments. It reinforced our belief that quality should always take precedence over quantity.”

That philosophy continues today through Kliniekstraat in Gentbrugge, a new Fenixco development currently in the design phase.

Eline, who leads the project, explains:

“The site was formerly occupied by a school, featuring a large paved playground and several ancillary buildings. We chose to remove a significant portion of the hard surfaces and return the space to the neighbourhood as a green inner garden. This aligns perfectly with the City of Ghent’s urban vision, which promotes collective living environments with more room for greenery, interaction, and wellbeing.”

The project consists of a limited number of spacious residential units organised around a shared garden.

“Many neighbouring gardens directly border the site,” Eline explains. “We are creating opportunities for future connections, allowing the green space to become a natural extension of the surrounding neighbourhood. Green space in the city is no longer a luxury; it is a necessity.”

Mobility as an integral design component

Another distinctive aspect of the project is its innovative approach to mobility.

“We worked closely with Ghent’s mobility department,” says Eline. “Initially, parking spaces were planned within the garden area, but the city encouraged us to reconsider that approach. Underground parking was not economically viable, so we explored alternative solutions.”

The result is a development that prioritises shared and sustainable mobility.

“We were able to reduce the number of parking spaces by investing in cycling infrastructure and incorporating a shared vehicle. Dedicated facilities are provided for cargo bikes, speed pedelecs, and traditional bicycles. This allows us to preserve as much green space as possible while still meeting residents’ mobility needs.”

For Servaas, the project offers a glimpse into the future.

“This is how urban residential developments will increasingly look. Less emphasis on private car ownership and more emphasis on quality of life. It is a natural evolution as younger generations place greater value on accessibility, convenience, and experience than on ownership alone.”

The role of technology in the design process

Alongside sustainability and mobility, technological innovation plays an increasingly important role within the practice.

Gaëlle sees this evolution reflected in daily practice:

“Architecture evolves alongside the tools we use. The introduction of AutoCAD fundamentally changed our profession in the 1990s. Today, artificial intelligence is having a similar impact. It accelerates workflows, generates alternatives, and supports decision-making. Yet human interpretation remains indispensable.”

She continues:

“We increasingly see ourselves as curators of quality, helping clients navigate an ever-growing range of possibilities.”

Eline agrees:

“We already use AI during the conceptual design phase. It allows us to explore atmospheres, materials, and design directions much more quickly. The results are not perfect, but they are valuable tools that enrich the creative process.”

Architecture as a reflection of society

For Servaas, architecture has always reflected the way people live.

“Society changes, and our buildings evolve with it,” he says. “We see more single-person households, new forms of shared living, and changing working patterns. All of these shifts influence how we design spaces. The traditional family home will remain, but it will increasingly coexist with co-housing concepts, flexible housing solutions, and smaller residential units.”

Gaëlle adds:

“The way people work and move is also changing fundamentally. These transformations affect not only housing, but also workplaces, public spaces, and collective facilities. Architecture should not merely respond to these changes; it should actively help shape them.”

According to Servaas, the pandemic accelerated many of these developments.

“Remote working fundamentally changed our relationship with office spaces. Offices are becoming places for collaboration, creativity, and social interaction. That human dimension will be one of the defining elements of future architecture.”

Eline also highlights the growing impact of climate change.

“We are facing hotter summers and more intense rainfall events. That directly affects the way we design buildings. Water management, shading strategies, and passive cooling are no longer optional considerations. They have become essential.”

A partnership built on trust

When the conversation turns back to Fenixco, all three emphasise the strength of the collaboration.

“The relationship is transparent, efficient, and above all human,” says Eline. “We share the same understanding of quality: quality that is sustainable, functional, and genuine.”

Servaas continues:

“What distinguishes Fenixco is its commitment after the sale. The company remains involved, listens to residents, and continues to learn from every project. That level of continuity is rare in our industry.”

Gaëlle concludes:

“That is incredibly motivating for us as architects. We know the projects we design will continue to be cared for and valued long after completion. It encourages us to create places that will remain meaningful and relevant for decades to come.”

“We want to create places where people genuinely feel at home, not only on the day they move in, but for many years afterwards. Ultimately, that is the true essence of architecture: creating beauty that stands the test of time.”

Interview with a154: on context, quality and living in Menlo Park

Could you briefly introduce yourselves?

Charlotte Ballière: I am a managing partner at a154 architecten. Our office brings together a multidisciplinary team — architects, engineers, BIM specialists and draftspeople — united by a deliberate, context-driven approach.
We believe every project is defined by its environment. The ‘A’ in a154 stands for alternative, attentive, another way of thinking: we design from A to Z with an open mind and with respect for every partner. Because building is never a solitary act.

Eline Geurts: I’ve been here since 2016, and Menlo Park was one of my first projects. I followed it from the early studies all the way through execution and handover. So I witnessed the entire process — from first sketch to today’s residents moving in.

How did a154 connect with Fenixco, and what intrigued you about this site?

Charlotte: The site had been in Fenixco’s portfolio for a while. It had enormous potential, along with several urban and legal complexities. Thanks to our integrated study method and constructive dialogue with the city, collaboration started quickly.
A shared ambition emerged almost immediately: how can we transform this closed-off plot — once a horse meadow — into a place that opens itself to the neighbourhood?

The project began with the challenge of integrating this enclosed green space. How did you make it accessible?

Eline: That required a lot of coordination with the city of Ghent and the fire brigade. The original plans no longer met modern standards. We developed a new zoning strategy with the pedestrian connection as the central element.
We didn’t want to introduce a conventional street, but a shared residential zone — a woonerf — that would remain the green spine of the neighbourhood. It became a public place where pedestrians, cyclists and residents meet, with green swales and landscaping tying everything together.
In essence, the neighbourhood gained access to a piece of nature that had long been private.

With the city, you proposed a mix of housing types. Why was this so important?

Eline: The city encourages it, but conceptually it was also the right choice. By combining apartments, houses and link-homes, you attract very different profiles.
And sales confirmed this: many older residents from the area wanted to stay close to home, but move into a comfortable apartment. At the same time, young families were drawn to the ground-floor houses with gardens. This creates a natural social dynamic.

Charlotte:It’s a kind of reciprocity: families bring life and energy, older residents bring calm and continuity. You create a neighbourhood where people really know one another.

From the start, Fenixco emphasised quality. How did you translate that architecturally?

Eline:Fenixco wanted more than a standard subdivision — they wanted a coherent ensemble with real identity. We worked conceptually: each home unit needed its own character within a clear overall structure.
We selected three main façade materials — timber, brick and slate — separated by white concrete or render lines. The roofs also feature white slates, giving the project a serene continuity.
In the apartment buildings, each floor has a different finish, allowing every dwelling to read as an individual house. For the houses, we varied the brick bonds and mortar colours. The result is a lively yet harmonious streetscape.

What looks simple was technically very complex. How did you manage this?

Eline:It was indeed more complex than it appears. Brick, timber and slate each require different wall-build-ups.
Brick is tied directly to the structural wall, while timber and slate need substructures, ventilation layers and a different insulation build-up. This meant several contractors had to work simultaneously, with millimetre precision, so that all white lines aligned perfectly across façades.
For the houses, the interplay of hidden white roof planes, parapets and rendered sections made it even more challenging.
This complexity is part of the beauty: what seems straightforward today is actually the outcome of hundreds of small, deliberate decisions.

How did you approach the relationship between interior and exterior?

Eline: It was essential that residents truly experience the outdoor spaces.
Many apartments have more than two façades — rare in an urban setting — and are wrapped with terraces, providing daylight and views on all sides.
The houses received small front gardens as soft transitions to the shared space — not large, but enough for a bench or planter. It creates a gentle buffer between private and public realms.

Charlotte:These choices encourage interaction. When someone sits outside with a coffee, you naturally say hello. The shared space becomes a place where life happens.

How did the collaboration unfold during construction?

Eline:There was intense coordination, but the collaboration with Fenixco was smooth. We shared a commitment to quality, even when that meant taking more time.
Of course, there were technical challenges and delays — that’s construction — but open communication kept everything aligned.

Charlotte: What stood out was the mutual respect between developer, architects and contractors. Dialogue continued even when issues were difficult.
And during handover, independent experts complimented the quality — a level they rarely encountered. That recognition speaks to everyone’s dedication.

You’ve said: ‘Nothing is sustainable about a project that gets demolished after twenty years.’ How does Menlo Park remain future-proof?

Eline: Sustainability begins with design, not with technology. We prioritise daylight, rational structures and adaptable layouts.
For example, the landing areas in the houses can easily be transformed into an extra room. These invisible decisions enable homes to evolve.

Charlotte:The context also matters. Menlo Park is within walking distance of shops, schools and public transport. It’s designed for cyclists and pedestrians, with car access limited to residents.
Technically, we integrated sustainable systems: rainwater management through swales, geothermal heating in the apartments, heat pumps in the houses.
And something often overlooked: technical rooms with enough space. Proper installation placement greatly improves future performance and comfort.

Archaeological research unearthed remains from the Roman period. How did that affect the project?

Eline:It was quite a discovery — two wells containing remarkably preserved wood.
It feels symbolic: on the same spot where people gathered water centuries ago, families now live again. Building on history adds meaning to the project.

What insights do you take with you from this process?

Charlotte:For me, communication is the foundation of quality. By staying open and supporting each other, you can elevate complex projects far beyond the ordinary — with the team, authorities and residents alike.

Eline:It wasn’t a simple site, but we kept looking for solutions. That persistence — refining until everything fits — makes the difference between a good project and a truly strong one.
It’s rewarding to see the result so closely match what we envisioned.

If you had to summarise your architecture in one word?

Eline Geurts: Connectedness.
Charlotte Ballière: Yes — connectedness with context, with people, and with the future. That is what we strive for.

What does this mean for you as a private buyer?

If you purchase a new-build apartment from a developer (such as Fenixco) in a project where an old building was demolished and replaced with a new construction, you may qualify for the reduced VAT rate of 6% on the construction, instead of the standard 21%. The conditions are:

• You are a natural person (not a company);

• The apartment will be your only and primary residence;

• You establish your official domicile in the property without delay;

• The habitable surface area does not exceed 175 m²;

• You meet the conditions for at least five years after taking possession.

And what about investors?

Investors may also qualify for the 6% VAT rate, provided that:

• The property is rented out for at least 15 years to a private individual;

• The rental is either on the private market (with official domicile) or via a social rental agency (SRA) or recognized social housing organization;

• The habitable surface area does not exceed 175 m²;

• The urban planning permit was issued after 1 July 2023;

• A declaration is submitted in due time to the Federal Public Service Finance, before VAT becomes due.

What Does the Permanent 6% VAT Scheme Entail?

Previously, the reduced VAT rate of 6% on demolition and reconstruction was only temporarily applicable. With the new regulation, this rate becomes permanent, allowing buyers of new homes to benefit from a significantly lower VAT, provided certain conditions are met.

Conditions for the 6% VAT Rate

To benefit from the reduced VAT rate of 6%, the following conditions must be fulfilled:

• Sole and Primary Residence: The home must be the buyer’s only and primary residence. Properties held in co-ownership, bare ownership, or usufruct through inheritance are excluded.

• Maximum Habitable Area: The habitable area of the home must not exceed 175 m².

• Domicile Requirement: The buyer must establish their domicile in the home.

• Long-Term Rental: Homes rented for at least 15 years to individuals who establish their main residence there may also benefit from the reduced VAT rate under certain conditions.

• Purchase by Natural Persons: The reduced VAT rate applies to purchases by natural persons. Purchases through companies are not eligible.

Interview with Olivier Timmermans: On people, markets, and creating meaningful spaces

Hi Olivier, you’ve been working at Fenixco for just over a year now. How did you first come into contact with the company?

Through a mutual connection of Henry and myself — someone who saw similarities in our personalities and professional drivers. That led to a first meeting without concrete expectations, but with a strong sense of alignment. Over the following months, the idea of working together grew organically, based on mutual trust and shared ambitions.

What were you doing before?

I spent five years working as an independent real estate agent in Antwerp. That period was a key learning experience where I developed a deep understanding of client relationships, negotiation techniques, and the commercial dynamics of real estate. You learn to think quickly, act decisively, and take responsibility. Still, I felt the need to work more strategically, with a longer-term impact. Project development was a natural next step for me.

Did you study for that specifically?

Not in a traditional way. I studied business management with a focus on law, followed by a bridging year and a master’s degree in cultural management. While that may not seem directly related to real estate, it taught me to think strategically. Culture, architecture, and urban planning are deeply interconnected. My passion for construction goes beyond bricks — it’s about giving space and context meaning.

How did you discover the world of development at Fenixco?

By getting involved directly. I work daily with project managers, legal experts, architects, and urban planners. Each project is different, and that diversity keeps me constantly learning. My role is always evolving — from prospecting and market analysis to permit procedures and legal structuring of land acquisitions. That variety makes the work both intellectually stimulating and very rewarding.

What does a typical day look like for you?

No two days are the same. One day I might be analysing a potential plot and working on feasibility studies. The next, I’m in meetings with legal advisors or discussing active files with project leads. Sometimes it’s a full day of calls and coffee meetings with external partners to keep the network warm. That variation is what makes my work so valuable to me.

What motivates you most in your job?

The combination of strategic thinking, human connection, and societal relevance. You get to analyse and dream, calculate and create. And it’s tangible: when a project finally breaks ground after months of preparation and contributes to the streetscape and quality of life — that’s deeply satisfying.

What does trust mean to you in real estate?

It’s the foundation of everything. In real estate, you’re dealing with big numbers, long timelines, and many stakeholders. Without trust, nothing moves forward. I’ve learned to be critical but open. In brokerage, I saw what can go wrong when parties aren’t transparent. At Fenixco, we prioritise a fair and honest approach — it’s what leads to long-term collaborations.

How do you build that trust?

Through consistency, honest communication, and following through on commitments. People quickly sense whether you’re genuine. And trust is a catalyst — once it’s established, everything speeds up. It works both ways: we also trust our partners, which creates a spirit of mutual commitment.

What do you see as the biggest strength of the Fenixco team?

Complementarity. We’re a small team, but every member brings a strong expertise — be it in design, technical matters, legal structures, or communication. What makes us unique is how actively we share that knowledge. We’re involved in each other’s projects and step in when needed. It creates a culture of collective responsibility.

How does a purchase process typically unfold at Fenixco?

It all starts with a keen eye for potential. We identify underutilised sites and ask: what’s possible here, both urbanistically and financially? Then come talks with architects and feasibility simulations. It’s a rigorous, iterative process. We avoid opportunism — our models are realistic, grounded in data and experience.

What are the key elements of a solid market analysis for you?

Data is essential: demographics, property prices, mobility, access to services, nearby developments… But fieldwork is equally crucial. You need to feel the vibe, talk to locals. An analysis only becomes valuable when numbers and context come together.

What role does intuition play in your work?

A big one. When I visit a plot, I often feel right away whether it “works.” Is this a place people would want to live? Does it have character, atmosphere? But that first impression needs verification. Intuition is a starting point, not the conclusion. That’s why we always match it against data, figures, and expert advice.

What makes a project truly successful, in your eyes?

It has to work on several levels. Of course, the financial side must add up. But the impact on the neighbourhood is just as important. Does it create value for the area? Does it promote cohesion, sustainability, livability? A good project is more than just a building — it’s about context, usage, experience.

How does that societal vision translate into your approach?

For example, through temporary use. Many sites stand empty for long periods before development starts. We choose to make use of that time. We open up spaces to artists, young entrepreneurs, or people in need. One clear example is a project in Brussels we opened temporarily for Ukrainian refugees — the space gained meaning long before the first stone was laid. Even in transition, space can carry value.

Do you see a link with your background in cultural management?

Absolutely. My sensitivity to culture, aesthetics, and social value helps me approach real estate from a different angle. I see it as a canvas on which you can create something meaningful and lasting.

What trends do you see shaping the real estate sector?

There’s a clear shift toward sustainability, smaller-scale living, and shared spaces. People want to live in environments that connect and support. The old model of “build and sell” is no longer enough. Developers need to think holistically: mobility, greenery, energy, social mix. The bar is higher — and rightfully so.

What do you see as the biggest challenge ahead?

Regulatory complexity. Permitting procedures are often long and unpredictable. It’s crucial that we, as a sector, work more transparently and constructively with local authorities so that good projects don’t get stuck in process. At the same time, we must continue striving for affordability, without compromising on quality.

What role do you see for yourself in that?

I want to keep growing in my strategic and analytical role, but also help shape the content and vision of projects. How can we, as Fenixco, translate societal needs into future-proof housing? That balance between analysis and creativity fascinates me. And I want to keep building my network — collaboration is key.

What’s your long-term dream, in or outside Fenixco?

My dream is quite simple: to work on projects I’m truly proud of, with people I trust and respect. I want to have an impact — on neighbourhoods, on people’s lives, on how we use space together. Ideally in a setting where work feels like a shared mission, not just a job.

Finally, if you had to describe Fenixco in three words?

Family — because we function as a tight-knit team.
Authentic — because we say what we do, and do what we say.
Forward-thinking — because we build with future generations in mind.

And if you had to summarise project development in one word?

Mindful Construction

Pieter’s path might be somewhat unorthodox, but that’s what makes it interesting for a company like Fenixco, where employees naturally look beyond the confines of their own roles. After his secondary studies in Economics and Sciences, Pieter chose a bachelor’s in construction at Odisee Hogeschool in Aalst.

“The construction course is very broad, from homes and apartments to infrastructure works like sewers and bridges, mainly preparing people for roles like site manager or calculator. The emphasis is strongly on practice, so graduates know what they are talking about. In the first semester, we even learned to lay bricks ourselves. Most of my classmates are now working as site managers, a critical role. A site manager places orders, checks schedules, manages the site, and closely follows the construction.”

However, Pieter consciously chose a different path. “During my internship, I quickly realized that site managers are on-site from early morning until evening. That’s not a problem for a young guy like me, but you need to know yourself. I’m a real family man and can’t see myself doing that long-term. Moreover, I want to be involved in developing construction projects from scratch. As a contractor and site manager, you are mainly the executing party.”

“An internship at Fenixco appealed to me because it’s a compact, private Belgian real estate developer that still manages to execute large and impressive projects. I was amazed at what they achieve with just eight employees!”

A Fenixco internship right after the lockdown, and the rest is history…

Whether by chance or not, Pieter quickly felt a connection, especially because, as an intern, he was immediately made to feel like a true part of the team.

“My search for an internship began just as we were emerging from the first lockdown, which made it challenging. My internship was originally scheduled for November 2020, but by then, working from home had become the norm again. However, with some delay and a lot of flexibility from Fenixco, it all eventually worked out.

As an intern, I was warmly welcomed and given a good amount of responsibility right from the start. My internship supervisor, Jannie Zwaenepoel, asked me what I could do and what I wanted to do. I was allowed to alternate between construction-related and real estate tasks: helping with rentals, drafting measurement statements, visiting construction sites… I need that variety, and it helped me learn a tremendous amount.”

In the Seventh Real Estate Heaven

At the time of this interview, Pieter had been on Fenixco’s payroll for just three weeks. Thanks to his internship, he already feels like part of the team.

“My plan was to apply to Fenixco after my internship, but they were ahead of me and offered me a job. I was in seventh heaven and still am. As a junior project leader, I have a very broad range of tasks, mainly supporting the project leaders.”

“Currently, I’m working on calculations for the new construction and renovation project Gandhon in Ghent, near the Sint-Pietersstation. For the Menlopark construction project, where we previously realized apartments, I’m preparing the specifications, together with colleagues, for the homes we are building here. A specification is an overview of what we, as the developer, want, from materials to techniques. Finally, you’ll often find me on-site and at meetings, where I learn a lot again.”

A Bundle of Nerves in a Warm Nest (or, a Young Chick in a Warm Nest)

Pieter’s personal values and character align well with the DNA of Fenixco.

“There is a warm, open atmosphere here. That’s very important to me. I’m a sensitive person and I can’t thrive in a hostile work environment. We don’t work in isolation; each of us has our own specialization, but we also take on tasks that don’t strictly fall within the standard scope of our roles.”

“My colleagues are older than me. My colleague Luc, who is retiring in March, is an incredible source of knowledge. I learn every day by observing and listening, and I ask a lot of questions. I’m a bit of a bundle of nerves with a big heart, but I feel very much at home here. Fenixco has quickly become a familiar and pleasant environment for me.”

“I’m quite straightforward and perfectionistic, and that’s true for my employer as well. I can see that Fenixco, as a real estate developer, doesn’t just want to build properties to sell, but they genuinely aim to create beautiful homes with heart, paying great attention to detail. Passion Ignited in a Horse Stable

Pieter’s path to construction was ignited by a passion for building. Although he studied Economics and Sciences in secondary school, he traded his lab coat for a helmet.

“It started with a horse stable at home, which my father and I converted into a private wellness. That’s how I got the building bug. During my construction studies, I also took on various renovation projects at home. Two years ago, I bought a van and converted it into a camper. It’s wonderful to go into nature with it! It doesn’t always have to be far from home: this summer, I traveled through Belgium for three weeks with two friends, from the sea to the farthest point of the Ardennes. It was fantastic!”

Pieter has two other major passions: music and film.

“I followed a classical piano education and am now in my third year of saxophone. Additionally, I’m a huge film lover with a broad taste, from Inception to The Greatest Showman. I love all genres except horror. You can tell I love variety ;-)”

Temporary Property Management: The Art of Interim Repurposing

How does this work in practice? Fenixco gave Benedikt De Witte, Sales Manager at Interim Vastgoedbeheer, the floor.

“Our company name says it all: we manage real estate, ad interim. We are not brokers, nor a sales or rental agency, but we manage properties and sites while awaiting their final repurposing. We protect the property from the risks associated with vacancy and give it a temporary, yet meaningful, use.”

“We mainly work for cities, municipalities, institutions, and developers. Often, these are buildings set to be demolished and replaced with new construction. We take care of the property while the client handles the necessary permits. That’s exactly what we’re doing for Fenixco. Currently, we manage several homes in Oudenaarde for them, which they purchased to develop a new construction project.”

From Coffee House to Nail Salon

Just like Fenixco, Interim Vastgoedbeheer always takes into account the context and neighborhood when repurposing real estate projects. Therefore, when determining the interim use, Benedikt and his colleagues consider the local needs.

“For example, if we manage a warehouse in an area where parking spaces are scarce, we might convert part of the warehouse into a parking lot. We also collaborate with Garrincha, an indoor football concept. They are always looking for large spaces where they can set up indoor football fields for the local community.”

“Other buildings in our care might be turned into studios. For this, we work with art schools as well as individual artists. In Beringen, for instance, we’re running a project where we converted an old school site into pop-ups, ranging from a coffee shop and antique store to a nail salon and someone who makes skateboards and surfboards.”

“Not infrequently, we give a traditional location a very alternative use, resulting in an interesting symbiosis.”

Home, Garden, Tree…

Interim Vastgoedbeheer also works with temporary residents, who find housing with us at lower prices than the market typically offers.

“These are mainly young starters, but also people who do not adhere to the traditional home-garden-tree lifestyle and value their freedom. In return, we expect them to take care of the property as a good tenant would and to be flexible when the owner wants to start renovations. If possible, we offer these residents alternative housing in other vacant properties. Some people have been living in properties managed by Interim Vastgoedbeheer for ten years now.”

“We are also sometimes contacted by location scouts looking for specific places for film shoots.”

Film Sets and Monasteries

It’s not always about ordinary houses; Benedikt often visits the most unique locations.

“Think of old libraries, castles, and monasteries. These are places where beautiful things can be realized. Film and television producers have also found their way to us. For example, on behalf of the government, we manage the American Pavilion from Expo ’58, where the TV show De Droomfabriek was filmed.”

“Even when a property is in such poor condition that temporary occupancy or a pop-up location is not an option, Interim Vastgoedbeheer ensures proper management.”

“Sometimes we work with police and emergency services looking for training locations. We also manage vacant land, like a large plot in Ghent where a public function development will be realized in the future. There used to be allotments there, but when the land was no longer used, the sheds were squatted. After relocating these squatters to more humane conditions, we coordinated the cleanup of the site, fully fenced the area, and placed a residential container where a caretaker now lives.”

From Squat to Spotless

The concept of temporary property management comes from the Netherlands, where it’s known as the anti-squat sector. The name is quite literal.

“In the Netherlands, there are many organized squatters. Interim Vastgoedbeheer is part of the Gapph group, which specializes in vacant property management in the Netherlands.”

“Although squatting is less common in Belgium, it still happens. Especially in cities like Antwerp, Ghent, and Brussels, there is an active squatter scene. Squatters enjoy the right to home peace, which takes precedence over other rights. Once a squatter occupies your building, you no longer have the right to freely access your own property as the owner.”

“Preventing squatting is one of the reasons our sector exists, but our main goal is to relieve the property owner of the burden. Managing a property on a daily basis involves many small maintenance and repair tasks. These are minor actions that a tenant would typically handle. Major and overdue maintenance remains the owner’s responsibility. Of course, we keep in mind that the property will eventually be demolished. For instance, we will repair a roof leak, but we won’t replace the entire roof.”

Relationship Management

Benedikt has been with Interim Vastgoedbeheer for 12 years, which is part of an international group.

Like project development at Fenixco, the job of managing temporary uses of properties is all about relationship management. Good relationships with suppliers, owners, residents, and the local community are key to a successful real estate project or temporary occupancy.

“The three property managers at Interim Vastgoedbeheer are constantly on the road and visit all the properties under our management every three weeks. These are primarily contact moments with the temporary residents, so we know each other well and ensure smooth follow-up when there are questions or needs from users or owners.”

As children, Jeremy was already good friends with Hélène and Henry Bostoen, who now jointly lead Fenixco.

“Hélène was my sparring partner in tennis, and I also had a good bond with her brother. We were close but lost touch. Henry and Hélène didn’t actually know I was an architect until they accidentally discovered my name in their search for an architect.”

Historic Corner Building Restored to Its Original Glory

After that initial successful cooperation, Fenixco and MOEA have been working together for two years to realize the ambitious Coupure project. They are renovating an existing, historic corner building.

“Historian Anneleen Cassiman researched the history of the building. The house, Coupure 298, was built in 1874-1875 on the site of a recently demolished cotton mill. In 1920, the property came into the possession of the de Hemptinne family, who realized the bay window and extension at the back in 1927, according to a design by L & P Gildemeyn. Despite these renovations, the floor plan and interior layout of this 19th-century house remained well preserved.”

“For the current design, we based ourselves on old drawings to restore the facade. Inside, we are restoring classical elements such as the moldings and the beautiful chimney pieces. The building has a classic, logical layout that we appreciate and retain.”

“Next to this beautiful building is a small adjacent building, which we are demolishing and replacing. We integrate the bathrooms into the existing building, but all other technology is situated in the new adjacent building. Think of the kitchens, storage rooms, entrance, technical shaft, elevator, and car lift.”

“A building should not only bring something to its residents but also to the city in which it stands. The building must also give something back to the city.”

“What I greatly appreciate about the owners of Fenixco is that they do not want to extract the maximum number of units. They seek quality of life, especially in this renovation project. Although modest, they treat each project with a certain pride and dignity, and that is what I also do.”

Refined Architecture, Added Value for Ghent

In terms of style, company owner Henry and architect Jeremy also understand each other.

“We chose a fairly classic and refined design language, with columns and architraves. The three openings in the new building, with the entrance and car lift on the ground floor, are repeated in the recessed terraces, the sliding windows, and the recessed upper floor.”

“We deliberately limited the number of materials to avoid an eclectic whole. The design language must come into its own. We are working with high-quality cementing and want to fully customize a prefabricated concrete with a rougher grain. The windows are made of aluminum and wood. By avoiding an excess of materials and colors, we keep the whole calm.”

“In a renovation project, practical challenges always arise, which can sometimes greatly influence a design.”

“To solve the lack of parking, we work with a car lift. At the request of the City of Ghent, I designed a parking system with a transparent fence that provides a nice view of the inner area of this renovation project. We chose an English courtyard, where you can go outside on level minus one and then go up a staircase to the ground floor.”

“Currently, I am working on a design series inspired by the early period of modernism, combined with a contemporary architect. For Coupure, it is David Chipperfield and the beautiful, pure style he used for the Neues Museum in Berlin.”

Aesthetics Brings Calm, Views Inspire

Modernism forms the starting point for Jeremy’s designs. He attaches great importance to aesthetics, to living in beauty.

“Aesthetics can bring calm because things are proportioned and balanced in a certain way. I am sensitive to that. In certain spaces, I get nervous. Architecture is always a product of the zeitgeist, but I find it important that a design can survive several generations. Then it is worth continuing to build on the aesthetic durability that is already present. That is what we are also doing with the Coupure renovation project.”

“I often base the layout on the view. For Coupure, for example, we entered an aerial photo of Ghent into the design program to see from where, on the top floor, you can see the three towers. That does not necessarily mean that I go for a lot of glass. Sometimes I consciously frame certain views like a painting because they then gain importance. I consciously focus on the main eyecatchers and give them the extra attention they deserve.”

Coupure, the Work of Friends

Working with your childhood friends sounds like a dream.

“What I really appreciate about Henry and Hélène is their always positive attitude. They think in solutions. Coupure is a complex project where we have to coordinate a lot with the City of Ghent, but they approach it very positively.”

“They like to think along, but at the same time, they give me the necessary design freedom. Make no mistake, Fenixco is a family business, but the third generation at the helm of the company takes on fairly large construction projects. They are very modest and work hard. Because I have known the owners of Fenixco for a long time, I have the privilege of working directly with Henry, which I greatly appreciate.”

Jeremy lives in Ghent and has already realized many projects in the city. His ongoing projects are also all located in Ghent. He has a clear vision of Ghent architecture.

“It is important not to create a flatline in the city. A spatial implementation plan (RUP) states how high buildings can be. The result is that most developers and architects go for that maximum height. This often loses the undulating skyline with its beautiful shadows, so characteristic of a city like Ghent. A city is always a mix of buildings, styles, and classes. If building layers were prescribed instead of maximum height, you would get a different design in many places, making it easier to realize that mix.”

“Ghent has great appeal. The water running through the city, the many historic buildings, … You find many young people, students, innovative companies here. Culturally, it is also very rich. It is a pity that so many buildings above shops are empty. That is worth studying because those shopping streets are very quiet in the evening.”

“What I miss in some new city parts in Ghent is the thoughtful placement of shops and other amenities. In Denmark, they think more extensively about this. It is determined in advance where the hairdresser and the bakery will be. When you live in a city, you want everything around the corner and not have to go from your own neighborhood to the center for shopping or a drink.”

The Morning Has Sunshine in Its Mouth – Charly

Since June 2018, Charly enjoys his morning coffee on his terrace in Residence Wings. When the sun shines, the large sliding doors open, making his living space an extension of the green surroundings. “Honestly, the morning is my favorite time of day. I enjoy the beautiful light from every angle. When the sun shines, it’s simply wonderful to wake up.” Charly lives on the ground floor, giving him a large terrace overlooking a green communal area. “I enjoy the view without having to mow the grass myself: the ideal combination,” smiles the Gent resident.

Settled

After 18 years in his previous home, it was time for a change for Charly. Not because he had to, but because he could, and because he could do his own thing here. With an open living space and kitchen, he has plenty of room for himself and his daughter. Every detail is designed and built according to Charly’s preferences. “Everything is exactly how I like it. Nothing is standard; I chose all the finishes à la carte. And the execution is perfect. I am very happy with the result.” Even though Charly found Fenixco through a simple Google search, the search was clearly successful. “From the first presentation, I was convinced. And the service remains high even now. Finally, I can come home and enjoy myself without rushing for the next flight.”
